Homeowner Emergency Repair Program

​If you own and occupy a single family home located in the City of Lansing and meet the income eligibility requirements, you may qualify for assistance  to address a housing emergency that threatens the safety of occupants or will cause continuing damage to the property if left unattended.


You may qualify for the Homeowner Emergency Repair Program if you meet all of the following requirements:
  1. You own and occupy your single-family home as your sole place of residence for a minimum of one year.
  2. You must be the recorded owner of the property.
  3. The home cannot be located in a floodway.
  4. Your mortgage payments, property insurance, and property taxes must be current at the time of application.
  5. Total household income may not exceed the income guideline in effect for the program year.

Examples of Eligible Repairs

  • Correction of electrical hazards
  • Furnace, boiler, and/or water heater replacement
  • Roof with active leaks causing structural damage or electrical hazards
  • Replacement of damaged sewer, sanitary and/or supply lines
All repairs are completed by independent contractors who are licensed and insured.  Contractors are selected by the City through a competitive bid process.


The City of Lansing Development Office uses funding made available by the U.S. Department of Housing and Urban Development to provide finance for the professional repair of emergency conditions that require urgent action.  This finance is provided through a 0% interest deferred payment loan, and secured with a Promissory Note and Mortgage on the property.  This loan is forgivable if the homeowner documents that the assisted property remains their permanent place of residence for ten (10) years following the completion of emergency repairs.  However, the loan becomes due and payable in full if the homeowner vacates, sells, transfers or assigns any legal or equitable interest in the property during the 10-year compliance period.
